A Wellington homeowner called with a gate intercom that had stopped working. Nobody who needed to reach the house could get in through it, and the only thing still opening the gate was a single remote. The company that set the system up had stopped showing up. We replaced both units with LiftMaster CapXS and set up vendor access split by gate, all of it configured remotely.

What the customer was dealing with

The intercom at the gate was dead. For a property that runs on vendors coming and going, garden, pool, house cleaning, that is not a small thing. The only way through the gate was one remote, held by one of the vendors. He was not there all day, so every time somebody else needed to get in, they were stuck at the gate.

The company that had set the system up originally was not answering.

What we found

Both units, one per gate, were completely dead. No light, no reaction. Both had visible water marks on the outside of the housing.

We checked the internet bridge and tried connecting the units with different cables to different ports, with the manufacturer’s technical support on the line. The units did not come back.

The honest part

The manufacturer offered to take both units in for lab evaluation. That left the owner with two choices during the wait: no intercom at all, or buy two replacement units to cover the processing time while the originals were looked at.

Rather than leave her without gate access for however long an evaluation takes, we went with two new LiftMaster CapXS units. They went in with the hood covers on, using the wiring that was already there, each one on its own power supply.

Vendor access, split by gate

The real problem she needed solved was access. About ten different vendors work the property, and before this the only way in was that one shared remote.

We built each vendor their own code, with access to the specific gate they use. A vendor who works one entrance opens that entrance, and nothing else. She did not have to hand out a remote or be home to let anyone in.

We did not charge extra for building the profiles and setting up the access the way she wanted.

What a real gate tech knows

The part that surprised her most is that none of this needed her on site. We never met in person. The whole system was set up over the phone.

That is the real value of these systems. On most intercom work the client does not need to be there. We can help set up the account or build the whole thing and add ourselves to it for support. Once the owner is comfortable running it, they can revoke our access or delete the account entirely, and we have nothing. If a question comes up later, they add us back and we help remotely.

She told us the previous system had required everyone to stand at the gate to be set up, which is how the other company did it, not something the system needs. This time she has full control from her phone: users, access logs, video records, without standing anywhere.

The South Florida angle

Nothing fully protects gate electronics against a surge. What a good device does is survive the sun, the heat, and the moisture, and a good brand covers surge damage under warranty in some cases.

One thing worth knowing for coastal properties: units with physical keypad buttons hold up worse in salt air, and the buttons get sticky over time. Touchscreen units do not have that problem.

Common Questions

My gate intercom is dead. Does the whole system need replacing?

Not always. A dead intercom can be a power or connection fault, and sometimes a single unit. On this job both units were completely unresponsive and testing pointed to the devices themselves, so both got replaced. The only way to know is to test the power, the connection, and the unit before deciding.

Can vendor and guest access be split so each person only opens one gate?

Yes. On a system like the LiftMaster CapXS each vendor gets their own code, and each code can be limited to a specific gate. A landscaper can be given access to one entrance without being able to open another.

Do I have to be home for a gate intercom to be set up?

No. The whole account can be built and configured remotely. On this Wellington job the owner was added to the system, given full control, and set up with vendor codes without anyone meeting on site. She can manage users, view logs, and see video from her phone.

The company that put in our intercom stopped answering. Can you take it over?
