Sliding gates come in more varieties than people realize. Some ride on bottom rollers along a ground track. Some are cantilever gates that hang from trolleys and never touch the ground. Some are a mix: cantilever trolleys with a bottom track for support. Each setup has its own rollers, bearings, guides, and drive, and each one wears differently in our climate. We service all of them and repair or replace every part involved: rollers, bearings, tracks, racks, chains, trolleys, and guides. The first step is always the same: figure out which part failed.
Every slide operator is rated to a maximum gate length and weight, and both have to cover the gate you actually have. A Viking K2 is built for a residential gate up to 30 ft. An H10 runs a 2,200 lb commercial gate on a true 1 HP motor. Putting the smaller one on the bigger gate doesn't work, no matter how carefully it's set up.
Step One: Separate the Gate From the Motor
This is the single most important thing we do on a slide gate, and it's where most money gets wasted when it's skipped. Before we touch the operator, we disconnect the motor and move the gate by hand. If the gate fights you (drags, sticks, won't roll) the problem is the gate, not the motor, and no new operator will fix it. One customer was sure his year-old LiftMaster operator had failed. We disconnected the chain and ran the motor: smooth, quiet, fast, exactly as LiftMaster should. Then we asked him to slide the gate by hand, and he was fighting it the whole way. Sometimes the cause is obvious. When it isn't, separating the gate from the operator is the only way to find it.
What Actually Fails on a Sliding Gate
In South Florida, wear and skipped maintenance cause a large share of slide-gate failures. The common ones: stuck or rusted rollers, broken or rusted bearings, a rusted chain, a broken or unadjusted rack, and broken or worn tracks. A lot of these start small (a roller that's a little dry, a bearing just beginning to rust) and get ignored until the gate binds hard enough to stop. Salt air and humidity make all of it happen faster here. If your gate is making noise or dragging, don't wait for it to stop moving.
Slide-Gate Safety & Construction (ASTM F2200)
Sliding gates are governed by a construction standard called ASTM F2200, which works alongside the UL 325 operator standard. It exists because a moving slide gate is heavy and can cause serious injury, so it sets real rules for how the gate is built: a moving slide gate (and the fence it passes) must not allow a 2¼-inch sphere to pass through gaps from the bottom up several feet, so a child can't reach through; the gate can't fall more than 45° if it leaves its hardware (which is why guide posts and captive tracks matter); weight-bearing rollers must be guarded; and there must be positive stops so the gate can't over-travel off its track. When we repair a slide gate, we're not just making it move: we're checking that it still moves safely. In Florida, UL 325 is referenced in the Florida Building Code, so this isn't optional best-practice; it's the expected standard.
Under ASTM F2200, a vehicular gate is not a pedestrian gate. The standard requires a separate walk gate for foot traffic.
Sliding Gate Jobs We've Solved
Seized bottom V-rollers. A gate left unused for months wouldn't budge even with the motor disconnected: both bottom V-rollers had seized solid. We replaced both so the gate rolled smooth before we even touched the operator.
Rusted top-roller bearing. A loud grinding gate with fresh scratches in the paint right at roller height. One top roller's bearing had rusted solid. We swapped in stainless bearings and new nylon rollers. Noise gone.
Dry rollers, heavy cantilever. A chain-link cantilever gate on 4 rollers plus a V-track roller was closing halfway, then alarming and stopping. The rollers were bone-dry. We greased them and the gate rolled freely again.
Data-center hydraulic save. A business couldn't close their gate for days and was paying for security to guard expensive equipment. Their hydraulic operator's silicone rack-rollers had disintegrated inside the motor. We measured, sourced two new rollers, cleaned the motor out, and had the gate running in two hours, right before the weekend.

My sliding gate won't move. Is it the motor?
Often not. The first thing we do is disconnect the motor and roll the gate by hand. If the gate drags or sticks, the problem is the gate (rollers, bearings, or track), not the operator.
What makes a sliding gate stick or drag?
Usually stuck or rusted rollers, a rusted or dry bearing, a rusted chain, a broken or unadjusted rack, or a damaged track. Skipped maintenance is the most common root cause.
My gate is off its track. Is that a big repair?
Often not. If it came off because something was on the track and the parts are still good, it's usually just a service call to re-rail it and verify everything works.
My gate makes a loud grinding noise. What is that?
Frequently a failing roller or a rusted bearing. We've found rollers seized so badly they scratched the gate's paint. Replacing the roller and bearing (stainless lasts longest here) usually clears it.
Do you work on cantilever gates and hydraulic operators?
