A dual swing gate in Royal Palm Yacht & Country Club had been stuck open for days. It moved, but it would not reach the closed position. The Viking G5 operators had lost their limit switches to fifteen years of coastal corrosion. We got it running on the first visit and charged a service call. The customer called back that afternoon and asked for new operators.

What the call sounded like

The gate was not opening and closing properly and it had been stuck open for days. It moved. That was the confusing part. It just would not reach the closed position.

What we found

The operators had lost their limits on the open side. The gate would run past them, ignore them, and then refuse to close.

On a Viking G5 the limits are switches the operator makes contact with, and that is how it knows where the gate is. So the first thing was to get to those switches. Every screw leading to them was gone. Rusted through, corroded away, nothing left to turn.

Reaching the switch would have meant breaking the cover, and I was not doing that on a customer’s gate if there was another way.

So I reset the operator and worked it back between the limits, because it had run past the open position and did not know where it was. The gate started working again.

What I told them, and what I charged

I told them what it was and what it probably meant. The limits were not sending a reliable signal, which can be the switch itself or the wiring behind it, and the board could not tell whether the gate had reached the open limit. Sometimes it knew. Sometimes it did not.

The gate was working. They tested it a few times themselves and saw it running. So I charged a service call and left.

They called back the same afternoon. The operators were about fifteen years old, the house sits close to the ocean, and they had decided they wanted new ones rather than waiting for the next failure. I quoted new operators, a new board, a new sensor, and a new receiver that would also run the garage doors. They said go ahead, and I refunded the service call.

What was inside when I opened it

The copper had gone green and the metal had gone. That is the pattern on the coast. Wire does not rust, it corrodes and changes color, but the boots and connectors on the ends of it are metal and those disappear over the years.

The lead screw was brown from end to end.

That is what answered the repair question. Replacing the limit switch on its own would not have worked, because the connector behind it had corroded to the point that there was nothing left to attach a wire to.

Fifteen years of salt air a few streets from the ocean, and the operators were still running. Those Vikings are Vikings.

The part nobody sees

On a Viking G5 the control board lives in its own box on the wall, and everything runs into it: the motors, the sensors, the loop. Inside the operators themselves there is only the motor wiring and the limit switches.

The old box was a mess. Cables crossed over each other in one bundle with no order to any of it.

The new box got the opposite treatment. Every wire run properly, tied down, secured, and in its own position, even with a loop detector and a receiver going into the same enclosure. When you open that board now it barely looks like anything is connected to it.

The customer came out while I was finishing and I walked him through it: the wiring, the connections inside the operators, and the thin coat of grease on the lead screw so the new one does not go the way the old one did. He said he had not imagined wiring could look like that.

What went in

A dual control board with the extension for the second operator, two rams, a new sensor, and a LiftMaster receiver. The underground loop was already there, so it went back onto the new board with every connector on it replaced.

The receiver was the useful part. It runs the gate and the LiftMaster garage door openers, so the house now has four remotes covering three doors and the gate.

The new board also carries surge protection the old one did not have, which matters on a property that close to the water.

What a real gate tech knows

Most of the parts I replace are going in the bin, and I still take them apart.

On this one I did it before the arms were even fully off. The plastic button that presses the limit switch had corrosion packed around it and barely moved. The pin connector on the back of the switch was falling apart in my hand. The wire boot was going the same way. Three separate things, and only one of them is the part someone would have ordered.

That is why the switch on its own was never the answer. You only see that if you look at the whole assembly instead of the component that gets blamed.

I pull apart nearly every dead motor and board that comes off a job. Not because I am going to fix them, most of them are past that. Because the next time I see the same symptom I want to already know what is behind it.

The South Florida angle

A gate a few streets from the ocean is in salt air every hour of every day for as long as it stands there. Fifteen years of that usually takes the small things first: screws, connectors, the metal boots on the wire ends. The copper inside goes green rather than rusting, but the connector on the end of it disappears. So the gate stops behaving long before anything obvious looks broken.

Common Questions

My gate moves but will not close all the way. What causes that?

Usually the operator has lost track of where the gate is. It relies on limit switches to know when it has reached open and closed, and if a switch or the wiring behind it stops sending a reliable signal, the board does not know the gate arrived. The gate keeps moving, ignores the limit, and then refuses to run in the other direction.

Can a limit switch be replaced on its own?

It can be, but rarely on its own. On this job replacing the switch would have meant replacing the wiring behind it too, then drilling new holes for the cover screws because the old ones had corroded away, then hoping nothing else failed the next day. At that point you are rebuilding the operator one part at a time.

How long does a gate operator last near the ocean?

It depends more on what it is built from than on how long it has been there. These Vikings ran fifteen years a few streets from the ocean. We have replaced a different brand that fell apart in six. Materials decide it.

Can one remote control both my gate and my garage doors?

Yes, with the right receiver. On this job a LiftMaster receiver runs the gate and the garage door openers, so the house has four remotes covering three doors and the gate.

Is it worth replacing an operator that still works?

Depends what is holding it together. On this one the customer chose replacement after seeing what fifteen years of salt had done. The gate was working when I left the first time. They decided they would rather pick the date than have the gate pick it.
