Coastal and Inland Conditions in Fort Lauderdale

They call it the Venice of America for a reason. 165 miles of canals inside a city of 36 square miles, and the water reaches neighborhoods that are nowhere near the ocean.

That changes where salt is a factor. In most cities it is a coastal strip. Here it follows the canal system, so a gate on Las Olas Isles, Rio Vista, Coral Ridge, or Sunrise Key is in permanent salt air regardless of how far it sits from the beach. It works on hinges, chains, fasteners, steel posts, and the inside of the operator housing.

Then there is the elevation. The city averages 9 to 13 feet above sea level over porous limestone, and king tide flooding is a documented problem on the Isles. On those streets the water comes over the seawall and sits in the road. Ground level is exactly where an operator pad, a loop sensor, and the base of a gate post live.

West of I-95 the canals thin out and the salt goes with them. Victoria Park, Imperial Point, Riverland, and the inland streets face the ordinary South Florida problems instead: surge on the control board, standing water at the driveway.

Code That Applies in Fort Lauderdale

Broward County raised the seawall requirement. The minimum height went from 3.9 feet to 5 feet, and it applies when a seawall is being replaced or when an existing one is low enough to affect a neighbor or the public right of way. If seawall work is happening on a waterfront property, that is usually the moment to look at what the gate and its hardware have been sitting in.

Broward is HVHZ. All of Broward sits in the High Velocity Hurricane Zone, design wind speed 170 mph for standard risk category buildings. On a waterfront lot with no windbreak, a gate carries that load with nothing in front of it.

UL 325 is not voluntary in Florida. It is cited in the Florida Building Code, 7th Edition 2020, Section 3110. Two independent entrapment protection devices per zone, per direction, of different types, and every external device has to be monitored. On a canal property that matters more than most places, because a corroded or water damaged safety device makes the operator refuse to run. The gate reads as dead when it is actually protecting itself.

Fire access, for the gated communities. Broward County's local amendment to the Florida Fire Prevention Code, Section F108.9.3, requires all new and existing automatic entry gates at commercial and multifamily properties to carry a universal access system approved by the Fire Chiefs Association of Broward County. The selected equipment is Click2Enter and the compliance date was May 30, 2025. That date has passed. Harbor Beach, Seven Isles, and Idlewyld are gated communities, and any board that has not looked at this is worth asking who last touched the gate.

What We Do in Fort Lauderdale

My house is on a canal but I am nowhere near the beach. Does salt still matter?

Yes. Fort Lauderdale has 165 miles of waterways running through the city, so canal frontage means salt air on the hardware whether you are on the Isles or several miles inland. It reaches hinges, chains, fasteners, and the inside of the operator housing. Corrosion rated parts hold up better on those streets than standard hardware.

Our street floods on king tides. Can that damage the gate?

It can reach the parts that sit lowest. The operator pad, the loop sensor in the driveway, and the base of a gate post are all at ground level, and the Isles take tidal water. If the gate started behaving differently after a flood event, that is worth checking rather than waiting.

Do you work in the gated communities?

Yes. Harbor Beach, Seven Isles, and Idlewyld all run gated entrances, and community gates are a different class of machine from a private driveway gate. They carry a higher cycle count and they fall under the county fire access requirement.

My gate has power but will not move. Is the operator finished?

Not necessarily. Under UL 325 every external safety device has to be monitored, and a device that has corroded or taken water makes the operator refuse to run by design. Testing separates a failed operator from a failed sensor, and the second one is a much smaller repair.

Our operator sits low and the driveway floods. Can it be raised?

Yes, and on a street that takes tidal water it is worth asking about. If a few extra inches solves it, we can raise the concrete base. If the water comes higher than that, we fabricate a metal bracket and mount the operator above the flood line, five feet up if that is what the property needs. The operator, the wiring, and the electronics all sit at ground level by default, which is exactly where the water goes.
