LiftMaster LA400 in Davie: Gate Grinding on the Ground, No App Control
A Davie homeowner wanted to run his gate from his phone while traveling. His 15 year old LiftMaster LA400 operators could not support a myQ gateway, and the gate was grinding into the ground before it finished opening. We raised the gate two inches, relocated the hinges and brackets, fitted two new LA400s with an 828LM gateway, and put the gate and both garage doors on one app.
What the customer wanted
He had just bought the house and he travels constantly. What he asked for was simple: open the gate from an app, from anywhere.
The first company out told him the operators had to be replaced. He wanted to stay with LiftMaster, and the units on his gate were more than 15 years old with a control board that had no way to talk to a myQ internet gateway. That part was accurate. Old operators, old board, no path to app control without new equipment.
The number attached to it was the problem. He had looked up what this equipment costs and the quote did not line up with anything he found. So he called a second company.
What we found on arrival
Two LA400 operators, 15 years old, still running. Board clean, everything solid. In Florida heat and humidity that is a long run.
They still had to come off. The customer wanted a system that connects to an app, and that board was never going to do it. They were being replaced for capability, not failure.
The gate was the part nobody had mentioned. Custom aluminum with a decorative panel, 12 feet across two leaves, not heavy. It was not opening all the way. It was grinding on the ground before it finished travel.
The operators were mounted low and tucked behind the gate’s design so they were not visible from the street. That detail decided how the whole job had to be done.
What we did
Old operators and board came off first.
Then the gate, before any new equipment went on it. It needed to come up about two inches to stop dragging. That meant drilling new holes and relocating the hinges on both leaves, then moving the wall brackets to match.
Because the operators sat hidden behind the decorative panel, raising the gate two inches meant the operators and brackets had to rise with it. Everything moved up together. If the gate goes up and the mounting stays put, the operators end up sitting below the panel and visible from the street.
New LA400 operators went on once the gate was hanging correctly. Control board relocated. Safety sensors replaced. Limits set.
Then the 828LM internet gateway, the myQ account set up and linked to the gate and both garage doors, so the whole property runs from one app.
He kept his existing remotes and we added a few more.
The honest money part
The gate leveling was not in the original conversation. He called about app control.
It was not a small adjustment either: new holes drilled, hinges relocated, both leaves raised, brackets and operators repositioned to keep the operators hidden. We priced it as a gate leveling and folded the bracket relocation into the job.
The final number came in below the other company’s quote, with the gate work included that their quote did not have at all.
What a real gate tech knows
A myQ gateway is not plug it in and walk away. It is sensitive to how the home network is built. Mesh systems in particular, and firewall settings inside the router, can stop it from connecting even when every wire at the gate is correct and the operators are running perfectly.
On this job the gateway would not link at first. Nothing was wrong with the gate, the operators, or the gateway itself. It was the network.

Common Questions
When do I need to replace my gate operator?
Not because of age alone. The pair on this job ran 15 years in South Florida and were still working. Replacement makes sense when you want capability the equipment cannot provide, like app control through a myQ gateway, or when parts for the board are no longer available.
Can I add phone control to the operators I already have?
Sometimes. It depends on the control board. Newer LiftMaster boards accept an 828LM myQ internet gateway; older boards have no way to communicate with one. If the board cannot support it, there are third party controllers that add app control to almost any gate. What we do first is read the board and tell you which path you are actually on.
Why does the gate itself need work when I am only replacing the operators?
The operator is only as good as what it is pushing. A gate that drags on the ground or sits out of level puts constant extra load on new equipment. Correcting the gate first is what makes the new operators last.
My gate opens on the remote but the app will not connect. What is wrong?
Usually the home network. Mesh network setups and router firewall settings can both stop a myQ gateway from linking. If the remote and the wall button work, the gate side is fine.
Can my gate and garage doors run on the same app?
Yes. On this job the gate and both garage doors were linked to one myQ account, so the whole property runs from a single app with remote access from anywhere. One thing worth knowing: myQ is a closed system. It does not offer native Alexa, Siri, or Google Assistant voice control. If voice commands matter to you more than having LiftMaster equipment on a LiftMaster app, that changes which system we recommend.
