Code That Applies in Parkland
Fire access applies to gates that already exist in Broward. Broward County's local amendment to the Florida Fire Prevention Code, Section F108.9.3, requires all new and existing automatic entry gates at commercial and multifamily properties to carry a universal access system approved by the Fire Chiefs Association of Broward County. The selected equipment is Click2Enter and the compliance date was May 30, 2025. That date has passed, so a community entrance that has never had one is out of code today rather than at the next replacement.
Community entrances are a different class of operator. UL 325 sorts operators into four classes, and a Class II commercial entrance is built for a cycle count no residential unit is rated for. A guard gate at Heron Bay and a driveway gate on an acre lot are not the same machine and they do not get diagnosed the same way.
Broward is HVHZ. All of Broward sits in the High Velocity Hurricane Zone, design wind speed 170 mph for standard risk category buildings. On the northern edge of the county with open land behind it, a gate carries that load with nothing in front of it.
UL 325 is not voluntary in Florida. It is cited in the Florida Building Code, 7th Edition 2020, Section 3110. Two independent entrapment protection devices per zone, per direction, of different types, and every external device has to be monitored. A device that fails or falls out of alignment makes the operator refuse to run, which on a community entrance reads as a total failure when the operator is working exactly as designed.

Our HOA is getting quotes for gate work. What should we know first?
In Broward the fire access requirement applies to gates that already exist, not just new ones. That date has passed, so it is worth knowing where your gate stands before a quote gets approved.
I have an acre lot with a long driveway. Is that gate different from a community gate?
Different machine, different owner. An acreage gate is usually wider and heavier, runs a residential operator, and the equipment and the decision are both yours. A community entrance runs a commercial grade Class II operator, cycles hundreds of times a day, and belongs to the association.
My gate died after a storm. What happened?
Most likely a surge took the control board. Parkland is inland, so salt is not a factor here, and lightning is what comes up most. A strike near the property is enough. If the gate will not respond to a remote or keypad the morning after a storm, start with the board.
Our gate opens but will not close. Is the operator finished?
Usually not. Under UL 325 every external safety device has to be monitored, and a device that has failed or fallen out of alignment makes the operator refuse to run by design. Testing separates a failed operator from a failed sensor, and the second one is a much smaller repair.
