Jupiter runs from the Atlantic west to open acreage, and the two halves could not be less alike.
The eastern side is built around water. Admirals Cove carries more than five miles of navigable waterway and 504 private docks inside its gates. Jonathan's Landing sits on the Intracoastal with a full service marina. The Bluffs runs across 300 acres of beachside. On all of it, salt air works on hinges, chains, fasteners, and the inside of an operator housing, and it does it faster than anything inland sees.
West of the Turnpike the picture inverts. Jupiter Farms is acreage with no HOA at all, so the gate at the end of the driveway is the homeowner's own property and the homeowner's own decision. Ranch Colony runs a manned guard gate on the same kind of land. Out there the salt is gone and the conditions are ordinary South Florida: surge on the control board, standing water where a loop sensor sits.
Between them sits Abacoa, master planned and walkable, with Alton beside it. Different again, and closer to a suburban gate than either extreme.
Code That Applies in Jupiter
Fire access triggers on new or replacement work here. Palm Beach County's amendments to the Florida Fire Prevention Code require, for newly placed or replacement unmanned electronically controlled gates and barrier arms at commercial and multifamily properties in PBCFR jurisdiction, a Click2Enter radio system on the assigned frequency as the primary and a Knox Switch as the secondary. The opening must be 20 feet wide with a minimum 13 feet 6 inches of vertical clearance, and where more than one gate or barrier arm serves the same access point, all of them have to open when the device is activated. Broward applies its rule to gates that already exist. Palm Beach applies it when the work happens.
Community entrances are a different class of operator. UL 325 sorts operators into four classes, and a Class II commercial entrance is built for a cycle count no residential unit is rated for. A guard gate at a waterfront club and a driveway gate on five acres in Jupiter Farms are not the same machine and they do not get diagnosed the same way.
Palm Beach is a Wind Borne Debris Region. Design wind speeds run 160 to 170 mph toward the coast. On a barrier island or a dock street with open water in front of it, a gate carries that load with nothing breaking the wind.
UL 325 is not voluntary in Florida. It is cited in the Florida Building Code, 7th Edition 2020, Section 3110. Two independent entrapment protection devices per zone, per direction, of different types, and every external device has to be monitored. On a waterfront property that matters more than most places, because a corroded or water damaged safety device makes the operator refuse to run. The gate reads as dead when it is actually protecting itself.

My house is on a canal in Admirals Cove. Does that change what fails?
It changes what to watch. Canal frontage means salt air on the hardware constantly rather than occasionally, and it reaches hinges, chains, fasteners, and the inside of the operator housing. On a chain driven gate a stainless chain removes the rust problem entirely, because stainless does not rust and does not need lubrication to keep moving.
I am in Jupiter Farms with no HOA. Who is responsible for my gate?
You are, entirely. Jupiter Farms has no homeowners association, so the gate, the operator, and the safety devices are all your property and your decision. That is different from a community gate, where the association owns it and a board approves the work.
Our club is quoting a gate replacement. What should be in it?
In Palm Beach County the fire access requirement triggers on new or replacement work rather than on the age of the gate. A Click2Enter radio system plus a Knox Switch, a 20 foot wide opening, and 13 feet 6 inches of vertical clearance. If a quote does not mention any of it, that is worth asking about before it gets approved.
My gate has power but will not move. Is the operator finished?
Not necessarily, and on a waterfront property this comes up often. Under UL 325 every external safety device has to be monitored, and a device that has corroded or taken water makes the operator refuse to run by design. On a waterfront property the safety devices are usually the first thing the salt reaches, so that is where testing starts.
Is it worth repairing an older operator near the water, or replacing it?
Depends what the salt has reached. If the corrosion is on the outside hardware, a repair usually holds. If it is inside the housing and into the drive components, replacement is often the honest answer. We tell you which one you are looking at before you spend anything.
