East of Federal Highway, salt is the environment you are working in. Tropic Isle was built on canals dredged in the 1950s, and homes there sit on deepwater frontage with docks in the back yard. Add the barrier island streets off Ocean Boulevard and the Intracoastal properties along Palm Trail and the Marina District, and you have a lot of gate hardware living in permanent salt air. West of the city limits the picture changes. That side is unincorporated Palm Beach County: gated communities, 55+ developments, and golf course properties spread across roughly twelve square miles west of Jog Road. The Bridges, Seven Bridges, Huntington Lakes. Those are shared entrances owned by an association rather than private driveway gates, and they cycle all day. Out there the salt is gone and lightning surge and standing water are the conditions worth checking after a storm.

Between the two, downtown runs from I-95 east to the Atlantic along Atlantic Avenue, where commercial entrances take more traffic in a week than a home gate sees in a year.

Code That Applies in Delray Beach

West Delray is unincorporated Palm Beach County. Anything past the city limits sits in Palm Beach County Fire Rescue jurisdiction, and PBCFR requires a Click2Enter radio system on the assigned frequency as the primary, plus a Knox Switch as the secondary, on unmanned electronic gates and barrier arms at commercial and multifamily properties. For a 55+ community or a golf course entrance out past Jog Road, that is the rule that applies.

The requirement triggers on new or replacement work, not on age. Broward applies its rule to gates that already exist. Palm Beach applies it when the work happens, so a gate replacement brings the requirement with it. The opening also has to be 20 feet wide with a minimum 13 feet 6 inches of vertical clearance, and where more than one gate or barrier arm serves the same access point, all of them have to open when the device is activated.

Palm Beach is a Wind Borne Debris Region. Design wind speeds run 160 to 170 mph toward the coast. Delray sits at 16 feet of elevation with three miles of open Atlantic frontage, so a gate on the barrier island is carrying wind load and fighting salt at the same time.

UL 325 is not voluntary in Florida. It is cited in the Florida Building Code, 7th Edition 2020, Section 3110. Two independent entrapment protection devices per zone, per direction, of different types, and every external device has to be monitored. On a waterfront property that matters more than most places, because a corroded or water damaged safety device makes the operator refuse to run.
